General Services

Provide 24-hour Emergency Management Services.

Develop Preventive Maintenance and Contingency Plans.

Establish formal maintenance policies & procedures .

Ensure thorough regularly-scheduled property and unit inspections.

Diligently report maintenance matters or incidents.

Solicit quotations; negotiate & maintain all necessary service contracts.

Procure all goods & services at best value using volume purchasing where possible.

Administer and supervise all trades and on-site personnel as required.

Maintain an Inventory Control System.

Supervise safety and security programs.

Recruit, hire, train and supervise on-site personnel in accordance with the terms agreed upon by the client (if applicable).

Establish job descriptions and work schedules, as required.

Maintain Key and Parking controls.

Advise on necessary capital repairs or improvements and seek funding if necessary.

Financial Accounting Services

Budget variance reporting, control and analysis for review and approval by the client(s).

Assist Auditors in preparing the year-end financial statements.

Investment management in accordance with Housing Services Act.

Handle banking functions.

Maintain accounts receivable control; collect & follow-up on overdue accounts.

Provide comprehensive monthly and annual Management Reports to Board of Directors.

Annual preparation of an Operating Budget for review and approval by the client.

Provide monthly vacancy loss reports to Municipality.

Increase market rents in accordance with Municipal guidelines.

Calculate rent for tenants in accordance with Housing Services Act and follow municipality policies and guidelines.

Advise on adequate insurance coverage, administer claims under policy and maintain appropriate records.

Monitor and administer all leases, regulations, policies, rules and special privileges.

File Annual Tax Assessment Reports with MPAC and coordinate Realty Tax Appeals.

Obtain required ONPHA courses and attend mandatory training courses.

Comply with both Municipal and housing provider policies and by-lawys

Tenant Services

Tenant application & qualification reviews.

Prepare Lease Agreements and Welcome Packages for new Tenants.

Prompt handling of all tenant requests and needs.

Establish safety and emergency procedures for tenants.

Enforce Rules and Regulations as per lease agreement.

Coordinate with Paralegal on Tenant Tribunal matters.
