AN INVESTMENT OPPORTUNITY WITH CANLIGHT

HAMILTON IS RISING

The city of Hamilton has continually ranked as one of the best places to invest in the country.  In just one year, the Hamilton City Planning Department managed to successfully design and deploy an enviable list of accomplishments including a design competition to reimagine an aging pier along the waterfront. With a framework in place to expand the transit system, development of McMaster Innovation Park, Red Hill Business Park, and expansions to Hamilton’s International Airport – will further contribute to retaining and attracting a skilled work force, becoming a national centre for excellence in life sciences, and maintaining its status as the fastest growing economy in Ontario.

A Diversified Economy Averaging $1 Billion in Building Permit Values

Hamilton is also ranked as Canada’s most diversified economy, and over the past five years has averaged $1 Billion in building permit values – making it one of Canada’s strongest economic cities over the past several years.

Hamilton Reigns as Top Place to Invest

As Canada’s most diversified and one of Ontario’s fastest growing economies, which is continually ranked as one of the best places to invest in the nation – Hamilton is investment ready.  From manufacturing, to life sciences, to a renewing downtown core, Hamilton is home to world-class companies.  Over the past several years, investments have included Amazon, IBM, Nokia, Maple Leaf, Fraunhofer, and Stryker.

The Real Estate Investment Network of Canada (REIN) said Hamilton remains the top location across the province for investment for the second consecutive year. REIN is a Canadian business that provides resources and information to its 2,700-plus members regarding real estate investment.

Investing with Canlight and the home of Station 4 Urban Condos

The Opportunity

Station 4 Land Parcels

Canlight is acquiring an assembly of land in downtown Hamilton located in the heart of the area designated by Metrolinx as the James Street North Mobility Hub, and within the perimeter of John St. North, Murray St. East, Catharine St. North and a portion of the CN Rail land to the north.  The site is immediately adjacent to Liuna Station, an architectural masterpiece which is the preeminent luxury ballroom, wedding and conference facility in the heart of Hamilton.

Station 4 is a 7 minute walk to our sister development, Harbour Condos on the Bay, and within a 5 minute walk of the new West Harbour Go Station.

After preliminary discussions with City planners and outside consultants, we are comfortable that the city supports intensified development. Preliminary plans include the development of two residential buildings; a larger 11-13 storey tower with about 250 units, and a second 6 storey building with 40 units. The site is being initially referred to as Station 4,  as the old (heritage) Station 4 Fire Hall is included in the parcels with plans to incorporate the façade in the design of the smaller of the two properties.

We believe that the site in its entirety can conservatively support 250 to 300 units in configurations to be designed.

Prime Access and Ideal Location

The site is in an ideal location, within a 5 minute walk of the new West Harbour GO station, which incidentally will be the Hamilton station on the line of the future Niagara GO Rail expansion plans. Effective January 7th, 2019, GO service has extended the Lakeshore West/Niagara line service in rush hours to Niagara Falls, with the stated Metrolinx goal of providing all day commuter service (every 30 minutes) to the Falls by 2025.

The area is served well by highways, including the QEW and Highways 403, the Lincoln M. Alexander Parkways and the Red Hill Valley Parkways, making commutes into the Niagara Region or the GTA simple.

The site is also perfectly positioned within easy walking distance to Hamilton’s trendy James Street North district where an influx of artisans has transformed this core street in downtown Hamilton into an enclave of indie shops, cafes and galleries as the hot new hub of culture and style.

Also within walking distance or a short drive is the Hamilton General Hospital, City Hall, and the Burlington Harbour including Bayfront Park, the Waterfront Trail, and the burgeoning piers of Hamilton.

Why Canlight?

Selective. Experienced. Proven.

Canlight Realty is our boutique development division. You could say we are selective about the projects we take on. Pushing out thousands of homes per year is not what we do. We carefully consider the value a development will bring, determine strong project viability, and how it might improve a community.

Canlight has been responsible for a number of highly successful projects in Southern Ontario as well as Abbotsford, British Columbia and Phoenix, Arizona. Through our fully integrated services, we take care of land assembly, design, construction, project management, leasing, financing and property management.

Abbotsford, Belleville, Burlington, Cambridge, Hamilton, Kitchener, London, Markham, Mississauga, Newmarket, Oshawa, Phoenix, Scarborough, Toronto, Waterloo, Woodstock, and now a return to Hamilton, Ontario with this exciting new project.
