Provide 24-hour Emergency Management Services.

Develop Preventive Maintenance and Contingency Plans.

Establish formal maintenance policies & procedures .

Ensure thorough regularly-scheduled property and unit inspections.

Diligently report maintenance matters or incidents.

Solicit quotations; negotiate & maintain all necessary service contracts.

Provide comprehensive monthly and annual Management Reports to Board of Directors.

Annual preparation of an Operating Budget for review and approval by the client.

Provide monthly vacancy loss reports to Municipality.

Increase market rents in accordance with Municipal guidelines.

Calculate rent for tenants in accordance with Housing Services Act and follow municipality policies and guidelines.

Advise on adequate insurance coverage, administer claims under policy and maintain appropriate records.

Monitor and administer all leases, regulations, policies, rules and special privileges.

File Annual Tax Assessment Reports with MPAC and coordinate Realty Tax Appeals.

Obtain required ONPHA courses and attend mandatory training courses.

Comply with both Municipal and housing provider policies and by-lawys
